My sisters, brothers and I, wanted a place to stay so our 91 year old father’s highest priority bucket list item- ‘to spend time with his children and fish on the bay’ could happen. As my father’s health would only allow a short trip, we rented the Barracuda House for only a couple nights. My father was able to catch fish on the dock and take a boat ride with our boat that we parked in the slip on site. The house (and all its accommodations) was perfect for our trip especially with the great common area (inside and out) where we shared stories and memories. All of us enjoyed this trip and my father said that this was the one of the best 2 days he has had ever had.

Spring Break Policies
We would like you to take the time to read over and understand our expanded Spring Break Policies March and April  has a zero-tolerance policy on the following:
• NO underage drinking in or around any Rental property.
• Parents must accompany anyone under the age of 25 in the property during your stay. We require one parent or guardian per every two young adults under 25 staying in the property. Parents, are responsible for ALL minors in the group. This means that parents must be staying IN the property with the young adults during the entire stay. Parents staying next door, down the road, or in a nearby hotel does NOT qualify.
* A Cash Damage Deposit Will be Required At Arrival Please ask for the amount before booking.
* A Credii Card and Matching Photo ID Will Be Required by on site management befor arrival.

• No loud noise after 10:00 pm and/or before 8:00 am.
• Damage done to the property will be spaid for by guest or prosecuted to the fullest extent of the law.
• No excess cars. Only those staying at property allowed.
• All rules of the Homeowners Association or Condo Complex must be adhered to at all times.
• Absolutely NO parties that include alcohol and/or minors. If this is your intention, do NOT book with EZBOOK You WILL be evicted immediately with NO money back.
Failure to comply with these rules will result in immediate eviction from the property and forfeiture of any and all rent paid. If there is any underage drinking, use of drugs, or child abandonment, you will be turned over to the Sheriffs Department for immediate disposition. There are NO exceptions to any of these rules. EZBOOKs properties are not intended for partying students. Please respect your neighbors and the tenants around you.
EZBOOK  reserves the right to inspect the property at any time in order to preserve booking and unit integrity.
We realize these rules may seem stark. Every year, we have guests that disregard these policies and are shocked when they are evicted with no refund. We do not and cannot book to high school or college groups with plans of "partying for spring break." If this does not apply to you, please read through the policies anyway. If you do not plan on any of these things occurring, then there should be no problem. We look forward to seeing you this Spring.

Terms and Conditions

Rental Agreement Vacation Villas of South Padre Island DBA EZbookvacationhomes.com As the Renter I agree to the terms,  conditions and fees outlined in the invoice for my reservation at ezbookvacationhome.com Cancelation Basics- No Tentative bookings.  We provide 24-48 hour holds on select properties and dates. All reservations with cancellations are non refundable. We allowed a courtesy rebooking period up to 6 months from the cancelation date, not to exceed the current calendar year. Cancellations made during peak season may have a three-month waiting period, starting at the original reservation arrival date to be for eligible for rebooking. Please read and sign your rental contract online in your confirmation approval letter to ensure the rebooking option. All rebooking is based on available dates and properties. Reservations are transferable to other parties. We include a Damage Protection Fee on our website for our guest, as a protection option.    Please note that no exceptions to this policy will be made for any reason including unforeseen events including weather-related cancellations. We recommend that you choose to purchase travel insurance. Rental amounts are payable to Vacation Villas or ezbookvacationhomes.com, bycash,  personal check, cashier’s check, wire transfer, or money order, Visa, Master Card, or Discover Venmo & Paypal. The remaining balance is due and payable on or before thirty (30) days prior to the beginning of the rental term. If the remaining balance is not received on or before thirty (30) days prior to the beginning of the rental term, the rental reservation shall be canceled and all  fees paid shall be forfeited.

Damage Protection Fee   Protects guests for first $800 of any accidental damage repair costs.

Any and all cancelations and changes are subject to a 10% administation fee.

Note: We have all the kitchen necessities to accommodate the maximum occupancy, but if you plan to have a large gathering (wedding, family reunion, etc. additional fees will be assessed to your reservation.)  Hiring a caterer is ideal ..be sure to bring extra paper plates, napkins, and similar goodies. Starter bathroom soaps will be provided, but if you like to use a lot of shampoo or conditioner (like me) bring some extra. Bring a blow dryer too if you don't plan on rockin' the beach hair look.   More of a gamer? Bring your electronics (xbox, dvd player and HDMI CABLES ) and plug them in.

Reservation Deposits:
25% of the Rental Fee is due with your Rental Agreement to reserve dates.
75% Remaining balance due 30 days before check-in date. Card on file will be automatically charged to your card that day or a few days after the due date.

At the north end you can visit the resident sea turtles and those who are just here for rehab to the southern end were we dolphin watch from children's beach. Anywhere in between we have gone sailing, surfing, skim boarding, boogie boarding, body surfing, shelling, diving off shore, para-sailing, jet skiing, bay fishing, deep sea fishing, sight seeing on the bay at sunset, fireworks over the bay on Friday nights, cocktails, bayside at sunset, dining beach side and bay side, dancing to the live band at Pelican West or on the beach at "Wanna Wanna" to the Bongo Dogs, singing karaoke 365 days a yr. at the Coral Reef, crabbing, tanning, tiki torch parties on the beach at night, or just a nice long walk, bungee jumping, go cart riding, Schlitterbahn Beach Water Park, biking,(a favorite) kayaking, dune buggy jumping, dog walking, kite boarding, just kiting, or simply take a book to the beach and relax beneath the umbrella with toes in the sand and going for a nice refreshing swim in the sparkling fresh blue-green water. The beach is one of the best places to embrace the local culture. It's were we watch the seabirds like the giant brown majestic pelican, and we do some good people watching, enjoying the breeze, being lulled by the crashing waves and the slower pace of island life.
